The Venice FL Housing Market: What September 2026 Revealed

In September 2026, the Venice FL housing market closed 153 single-family homes at a median price of about $499,000, or $251 per square foot. Compared with August, sales held flat, homes went under contract six days faster (47 days vs. 53), and price per square foot stayed steady at about $250, where it has been since March. Homes built in 2020 or later were the most likely to come with seller-paid buyer costs, with 61% of those sales including them.
Here's a question worth sitting with for a second: if you listed your Venice home today, would it be one of the homes that sold in a week, or one of the ones still waiting after three months? Both happened in September. And the gap between them tells you more about the Venice FL housing market than any single median price ever could.

The number that jumps out to me isn't the price. It's that 111 homes went under contract while only 101 new ones came on. Buyers absorbed more than sellers added. That's a market that's moving, even if it doesn't feel frantic.
Cash still talks in the Venice FL housing market. About 46% of September buyers paid cash, and above $600,000 that climbed to 54%. Those 54 homes at $600K and up closed at a median of $765,000, right at 97% of list, in about 48 days.

From August to September, sales held flat at 152 and 153 homes, and homes went under contract six days faster. You might see the median jump 13%, from $442,000 to $499,000, and think prices took off. They didn't. Bigger homes happened to sell in September. Price per square foot, the cleaner measure, barely moved at $248 to $251, right where it's been since March.
Buyers also got a little less help. Seller-paid buyer costs showed up in 37% of August sales and 33% in September, and the share of sold homes with a price cut eased from 80% to 77%. So nothing dramatic, just a market holding its ground through the slowest stretch of the year.
Zooming out, Sarasota County's single-family median was $493,500 in July 2026, up 5% from a year earlier, with active inventory down 23.4% and 3.9 months of supply, according to RASM data reported by Sarasota Magazine. Venice is tracking right alongside the county.
Selling a Home in Venice FL? Your First Price Sets the Clock
Sellers got a median 97% of their final asking price. Sounds great, right? But compare against the original price and it drops to 95%, because 77% of the homes that sold had at least one price reduction first.
Timing split hard. Twenty-eight homes, about 18%, went under contract within a week. Another 44 took more than 90 days. The difference usually wasn't the house. It was the first price. Homes for Sale in Venice FL: Where Buyers Have Room
About one in three September sales included seller-paid buyer costs, with a median of $10,000 when offered. But look at it by build year:
- Built before 1990: 29% had concessions, averaging about $6,400. Median sale $355,000.
- Built 1990–2019: roughly 1 in 5, averaging under $5,100.
- Built 2020 or later: 61% had concessions, averaging about $21,100, with a median of 98 days to contract.

By ZIP, 34293 (including South Venice, the busiest subdivision with 21 sales) led with 118 closings at a $500,000 median. 34285, closer to the island and downtown, ran $747,000. 34292 came in at $425,000 but took longest, about 58 days to contract.
