Venice, FL Real Estate — June 2026 at a Glance
What the June Numbers Actually Tell You
Here's something that might surprise you: 49 single-family homes closed in Venice last month, with a median sale price of $635,000. In the same 30 days, 37 new contracts were signed. That's not a slow market — that's a market that's working. The question is just: working for whom?
The honest answer right now is that it depends almost entirely on pricing. Look at the active listings in June and you'll see 44 separate price reductions — some modest (0.3%), some significant (10%+). A luxury home in Venice Gulf View took an 8.3% cut. A South Venice property dropped 10%. Meanwhile, a home in Venetia went under contract in 7 days at full price. The difference between these outcomes isn't the neighborhood or the market — it's the starting number.
For out-of-state buyers considering a move to the Venice–Wellen Park corridor, the current environment offers something that hasn't been available since 2020: real negotiating room, actual inventory to choose from, and time to make a decision without being pressured. The Wellen Park new construction segment remained especially active, with several closings in the $800K–$1.5M range from builders like Neal Communities, Mattamy, and Weekley Homes. Resale homes in established communities like Islandwalk, Gran Paradiso, Venetia, and Venice Golf & Country Club are moving — when priced right.
Pool homes tell a particularly interesting story this month. Of the 49 closings, 30 had private pools — and they commanded a median premium of roughly $193,000 over comparable non-pool homes. In Southwest Florida, where summer runs from April through October, that's not an amenity. It's infrastructure. Whether you're buying or selling, that number matters.
Key Market Metrics — June 2026
Price Reductions: What's Getting Cut and Why
Forty-four active Venice SFH listings took price reductions during June. This isn't panic — it's the market recalibrating. Most reductions were in the 1–4% range, which is typical course-correction for sellers who launched slightly above where buyers are actually bidding. But a handful of properties stand out:
A luxury home in Venice Gulf View at $1.2M dropped 8.33%. A South Venice property dropped 10%, from well over $1M to $999K. A home in Gran Place — Wellen Park's higher-end segment — was cut 9.09% to $1,649,990. One property in Gran Paradiso has been active for over two years with a current CDOM exceeding 800 days. These are outliers, but they're worth noting: in the $800K+ range, buyers are doing their homework and they're not moving on overpriced inventory.
For sellers: the data shows that correctly priced homes are closing at or very near asking. The penalty for overpricing isn't just lower dollars — it's time. And in this market, days on market above 90 start to raise flags for incoming buyers.
The Venice Pool Premium: June 2026
Of the 49 SFH closings in Venice this month, 30 homes (61%) had a private pool. Here's how they stacked up against non-pool homes overall — and then broken down by age, size, and how long they actually sat on market:
| Era Built | Homes Sold | Median Sale Price | Avg Heated Sqft | Median DOM | Insight |
|---|---|---|---|---|---|
| 1960s | 1 | $1,575,000 | 3,080 | 65 days | Venice Island legacy home — commanding luxury price |
| 1980s | 6 | $759,000 | 2,449 | 41 days | Larger lots, established neighborhoods — steady demand |
| 1990s | 3 | $515,000 | 2,411 | 327 days | Value tier; high DOM reflects longer market exposure before close |
| 2000s | 8 | $602,000 | 2,588 | 36 days | Best value tier — established community pools + private; moved well |
| 2010s | 3 | $678,000 | 2,309 | 70 days | Took longer to move relative to newer builds |
| 2020s | 9 | $990,000 | 2,791 | 56 days | Driven by Wellen Park new construction; wide price range |
2020s includes new construction Wellen Park closings (Palmera, Avelina, Grand Palm) — entered MLS at closing with 0 MLS days. Median DOM for 2020s resale-only: 203 days. New construction: 13 days.
| Size Tier | Homes Sold | Median Sale Price | Median DOM | Note |
|---|---|---|---|---|
| Under 2,500 sqft | 12 | $565,000 | 74 days | More negotiation time; price-sensitive tier |
| 2,500 – 3,000 sqft | 12 | $693,000 | 9 days | Sweet spot — fastest-moving pool home size this month |
| 3,000 – 4,000 sqft | 4 | $1,216,000 | 60 days | Luxury tier; steady but selective buyers |
| 4,000+ sqft | 2 | $1,349,000 | 79 days | High-end estate; small sample, wide DOM range |

The takeaway for buyers: If you're shopping for a pool home in Venice, the 2,500–3,000 sqft range is where demand is highest — twelve homes sold in that tier this month, and the median was off market in just 9 days. If you want a 2000s-era pool home at a value price ($602K median), expect solid options — this era moved well. The 1980s pool homes have strong buyer appeal: larger lots, established neighborhoods, and a median that held at $759K despite the vintage.
For sellers with a pool home: The data says age and size both matter when you price. A 2010s pool home at 2,300 sqft took a median of 70 days this month. If that's your profile, make sure you're pricing to the 2000s-era comps, not the newer new-construction prices across town. Your pool is an asset. Your pricing strategy is what determines whether that asset gets you to closing.
Private pool includes homes listed as "Private" or "Private, Community." Community-only pool homes are excluded from pool analysis. 30 pool-home closings, June 1–30, 2026, Venice SFH.
Seller Credits: What Buyers Are Getting at the Table
In the current Venice market, seller concessions — credits applied at closing to cover buyer costs like closing fees, rate buydowns, or repair allowances — have become a meaningful negotiating tool. Here's what the June data shows across 147 Venice SFH closings:
Source: 147 Venice SFH closings, June 1–29, 2026. Bar = % of buyers in that financing category who received seller credits. Average reflects only transactions where a credit was offered.
What this means if you're buying: 1 in 4 Venice sellers offered closing cost help in June — and among FHA buyers, it was closer to 1 in 2. The average credit was over $11,000. If you're financing with a conventional or FHA loan, asking for a seller credit toward closing costs or a rate buydown isn't a long shot here — it's a standard part of how deals are getting done.
What this means if you're selling: Offering a seller credit isn't weakness — it's strategy. A targeted $8,000–$12,000 credit toward a buyer's closing costs expands your buyer pool without touching your list price. Cash buyers expect it less (only 17% of cash closings included credits), but financed buyers almost expect it. Price it into your negotiation before it gets asked out of your equity.
Market Pipeline: What's Coming Next
With 496 active single-family homes on the market and 147 that closed in June, Venice is sitting at 3.4 months of SFH supply — technically balanced-to-slight-seller's-market territory (under 4 months). That's a meaningful shift from the excess supply of 2024–2025. Buyers still have choices across a wide range ($189K to $4M), but the cushion is tighter than it looks from the outside.
Thirty-seven new contracts were signed in Venice during June — a solid pipeline that points to a healthy July closing number. The ratio of pending to closed (37 vs. 49) is strong, suggesting the market is holding its pace rather than contracting.
Compare that to the 9 expired listings — all with significant days on market (the largest at 461 CDOM). When a listing expires in Venice right now, it's almost always a pricing story. The buyers are there. They're just not offering what some sellers are asking.
The data points toward a stable summer market. Not a surge, not a drop — a market that rewards disciplined pricing and patience on both sides. If you're planning to list before Labor Day, the clock has already started.
What This Means for You
Where we are in the cycle: Venice SFH prices declined 8–14% across zip codes in 2025 compared to 2024 — a real correction driven by rising inventory and higher mortgage rates. June 2026 is tracking roughly flat to those 2025 levels, and active inventory in the Wellen Park corridor (34293) is down 26% year-over-year. That combination — flattening prices, tightening supply — is historically what the early stabilization phase looks like. Not a signal to panic in either direction, but worth understanding before you make a move. (Source: Florida Realtors zip-level data, full-year 2025, all SFH.)
If You're a Buyer
With a median DOM of 61 days on resale homes and dozens of active listings that have already taken price reductions, you have more leverage than the headlines suggest. Builders in Wellen Park are still offering incentives. Take your time, make informed offers, and don't skip the pool math — it may shift your budget decision.
If You're a Seller
The market is closing at a median 97% of list price — but the key phrase is "final list price," not what you opened at. Homes that got the pricing right from the start are selling in under 30 days. If your home has a pool, price to the premium. If it doesn't, price to the data. Either way, overpriced homes are sitting.
Venice, FL Real Estate — Common Questions Answered
Is Venice, FL a buyer's or seller's market right now?
Venice is currently a balanced-to-buyer-friendly market. Homes are averaging 61 days on the market for resale properties, and 44 active listings took price reductions in June alone — some as steep as 10%. Sellers who price right are still closing near full list price, but buyers have more choices and more leverage than at any point since 2020. New construction in Wellen Park is adding inventory at the $500K–$1.5M range, giving buyers real options. If you've been waiting for the right moment, this market is worth a serious conversation — what's your timeline looking like?
How long does it take to sell a home in Venice, FL in 2026?
In June 2026, resale single-family homes in Venice went under contract in a median of 61 days. That number hides a wide range: well-priced homes in the $500K–$700K range moved in under 30 days, while overpriced homes — particularly in the $900K+ range — sat for 100 to 400+ days before either selling at a discount or expiring. New construction closings from builders like Neal, Mattamy, and Weekley don't carry typical MLS days because they're contracted during the build phase. The takeaway: pricing strategy is more important than timing strategy. If you're thinking about listing, let's run the numbers on your specific neighborhood before we set a price.
How much more is a pool home worth in Venice, Florida?
Based on June 2026 MLS closings, Venice SFH with a private pool sold at a median of $693,000 compared to $499,000 for comparable homes without a private pool — a premium of roughly $193,000, or about 39%. That gap held up across price points and neighborhoods. For sellers, that premium is real and quantifiable: a pool isn't just a lifestyle feature, it's a pricing lever. For buyers comparing two homes at similar list prices — one with a pool and one without — the pool home typically represents the stronger long-term value.
