Venice is one of those markets where the headlines and the reality don't always match. People hear "Florida real estate" and picture chaos — bidding wars, waived inspections, all-cash buyers stomping on everyone else. But if you actually look at the transaction data coming out of Venice right now, a different picture emerges. One that, honestly, is more favorable for buyers than most people expect.
I pulled the full Venice SFH, villa, condo, and townhome data for May 2026 across both the 34285 and 34292 zip codes. Here's what it tells buyers who are considering a move to this part of Southwest Florida.

When homes are selling at an average of 96% of their list price — meaning buyers are negotiating about 4% off asking on average — that's meaningful. On a $432,000 home, 4% is roughly $17,000. That's real money, and it tells you something important: Venice sellers in May were willing to negotiate. They weren't all holding firm.
This isn't universal. Some homes went for full price or above — particularly the ones that came to market in strong condition, well-priced, and moved in under two weeks. But the average DOM of 84 days shows that a large number of homes were sitting considerably longer than that. When a home has been on the market for 90, 120, or 180+ days, the seller's psychology shifts. The 34292 zip is where most relocators from the Northeast or Midwest end up finding their best value. Communities like Stoneybrook at Venice, Venetian Falls, Waterford, Pelican Pointe Golf & Country Club, Venice Palms, and Chestnut Creek all sit in this zip. In May, the median closed sale in 34292 was right around $390,000–$410,000 for a typical single-family home or villa — often with community amenities included in the HOA. That's the $380K–$460K budget range I'd tell most buyers to start with for this area.
Which Venice Communities Had the Most Negotiation Room in May?
Looking at the data, communities where homes averaged longer DOM and larger discounts off list price included Waterford, certain Pelican Pointe listings that had been sitting since the fall, and some of the larger Chestnut Creek Estates homes. A couple of notable closings: a Waterford home that had been listed for 360+ days closed at a significant discount; a Chestnut Creek Estates home at 326 days on market saw a buyer get $165,000 off the original ask.
That's the extreme end, but it illustrates a real pattern. The Venice market isn't uniformly competitive. The higher-priced, larger-footprint homes in established communities — especially those requiring updates — are sitting longer. If you're a buyer who's willing to put in some work or simply be patient through a longer search, that's where value still exists.
Cash Is Common Here — But You Can Still Compete Without It
Looking at Venice closings in May, cash was used in a large share of transactions — especially on the island (34285) and in the higher price points. That's the retired buyer profile Venice attracts. If you're financing, don't be discouraged. The data shows conventional loans closed plenty of deals across both zips, including several at or near list price.
